CBRE says a high-exposure, 17,280 sqms landholding on the Hume Highway, close to Warwick Farm Racecourse, Cabramatta, and Liverpool in Sydney’s rapidly evolving south-west has been listed for sale.

The commercial real estate and investment firm notes the 260-266 Hume Highway land in Lansvale is home to New Age Caravans and Sugarcane Australia.

CBRE adds that its Director, Keegan Ridings and Director, Industrial and Logistics, Tom Rourke have been appointed to manage the sale campaign on behalf of Rhaeto Pty Ltd, which has owned the site for more than two decades.

“With the ongoing maturing of the Warwick Farm Racecourse precinct and the Liverpool CBD, combined with the upcoming lease expiries, the site offers significant potential,” Keegan says.

“We’re expecting strong interest from investors and occupiers, given the property’s high-quality improvements,” he adds.

“The property’s flexible B5 zoning also lends itself to redevelopment and land banking possibilities.”

CBRE says the site has a 156 sqms frontage, multiple access points and approximately 50,000 vehicles pass it daily. It also says it has been home to car dealerships for roughly 50 years, including Lansvale Holden, which was there for two decades until 2018.

The property spans 4095 sqms and has a warehouse, workshop, showroom, and office space.

The New Age Caravans and Sugarcane Australia tenancies run through to the end of the year and return a combined gross income of approximately $700,000 plus GST.
