Colliers says its team of Adrian Balderston and John Tsoutsa have the exclusive listing for an Ingleburn warehouse which will be going to Auction this May.

The investment management company notes the freestanding warehouse on 16 Heald Road in Sydney is 2643 sqm and is on a 5168 sqm block of land in a corner position.

It features two cranes – a 10 tonne and five tonne crane – office amenities over two levels, and a max internal clearance of 10.7 m.

Colliers adds it is due to go to auction at 11am on Thursday May 19 2022 and says it expects it will set the standard for other sales throughout the rest of this year.

“This is the first online sales campaign in its size and class in Ingleburn this year and is set to re-establish sales rates in the area for the remainder of 2022,” Adrian says.

“Over the past 12 months, the industrial sector has broken almost every record, with demand significantly outweighing supply across both the occupier and investment markets, which have driven vacancy rates and yields to record lows,” he adds.

According to Colliers’ Australian and Logistics Research Report Q1 2022, $1.2 billion was traded nationally throughout the first quarter of the year with a recording of 35.9 per cent above the levels.

“Although the logistics sector has been a large contributing factor, there is also huge demand from manufacturers looking to secure facilities that can accommodate their requirements as global events have impacted industries and there is an urgent need to increase production within Australia,” John says.

Colliers notes the property has excellent access to major arterial roads like the M5 Motorway, providing easy links to the Macarthur Intermodal, Moorebank Intermodal, Port Botany and Badgerys Creek International Airport site.
