Colliers’ Adrian Balderston and John Tsoutsa have the property listing for a 12,500 sqm industrial site in Sydney’s Ingleburn with the EOI campaign closing Thursday, June 23, 3:00 pm (AEST).

The investment management company says the 46 Williamson Road property’s total building areas is 5389 sqm, which is spread across three buildings.

It also notes the Ingleburn site is ideal for buyers who are after a secure investment that can be developed and will increase in value.

“Properties with value-add opportunities within Sydney are in high demand and this site provides buyers with flexibility and options for the future due to its low site coverage,” Adrian says.

Colliers notes the property has a high-power supply of 700 amps and its warehouse area is equipped with six overhead cranes and high internal clearance.

It adds that it is in southwest Sydney and is close to the M5 Motorway as well as Macarthur Intermodal, Moorebank Intermodal, Port Botany and Badgerys Creek International Airport.

“Ingleburn is considered a prime location within the outer southwest Sydney industrial market and has experienced significant growth due to its seamless access to the M5 Motorway providing connectivity to greater Sydney,” John says.

Colliers says its research shows more than $1.2 billion was traded nationally in the Q1 2022, which was 45.9 per cent above the levels recorded in Q1 2021.

It notes that approximately $520 million was traded within the Sydney market in Q1 2022, following on from $4.7 billion last year.
