CBRE says a warehouse and office complex, occupying almost 1500 sqm of prime industrial land in Warana, on Queensland’s Sunshine Coast, will be auctioned 2pm on Friday, July 15, 2022.

The investment management firm’s Sunshine Coast agents Glen Grimish Matt Marenko will exclusively market the site.

Glen says the fact a lease was in place, and the property is a going concern, it could have favourable GST implications for a buyer.

CBRE notes the freehold industrial facility, which includes a generous surrounding concrete hardstand, would be ideal for an investor, or an owner-occupier seeking to operate in Warana’s tightly held industrial precinct.

It says the site is currently let to a trucking company, which will vacate when the lease expires at the end of November, allowing time for the purchaser to secure a new tenant or an owner-occupier to plan their move.

The site generates net rental income of $105,404, plus outgoings (rates, water, and insurance) of about $7900, plus GST.

The property comprises a warehouse/workshop of 570 sqm, two levels of air-conditioned offices occupying 123 sqm of space, a large concrete hardstand, and ample parking.

It has its own 29 kw solar power system and compressed airlines, two 4.8m high-motorised roller doors, and two large concrete driveways. Amenities include male and female toilets, shower, kitchenette, and a large lunchroom.

The site is located at 6 Dual Avenue, in the highly sought Warana industrial precinct, with direct access to both Nicklin Way and Kawana Way.

It is 11 minutes from the Bruce Highway, which connects Brisbane with the major coastal cities in the north and lies midway between Maroochydore and Caloundra. It is a 30-minute drive to the Sunshine Coast Airport and 70 minutes to Brisbane.

According to CBRE, the Sunshine Coast is one of the fastest growing regions in Australia, with a population predicted to exceed 500,000 within 12 years and Gross Regional Product tipped to reach $33 billion by 2033.
