Colliers’ Duncan McCulloch, James Beer and Nick O’Brien have an exclusive listing for a rare industrial site in Mildura’s Sunraysia Region, which is available via an Expression of Interest campaign.

The agents say they are expecting strong interest for the large-scale modern industrial warehouse and food processing facility, which has just come onto the Victorian market.

The investment and management company notes the 99 Link Road, Mourqong property comprises a 4.36-hectare landholding with 7340 sqm of structural improvements, inclusive of a high-quality food processing shed with cool rooms, blast chillers, a cluster processing shed.

“We expected the opportunity will attract significant interest from institutional investors, horticultural groups and high net worth individuals,” Duncan says.

“While the recently constructed large industrial warehouse has historically been utilised for the processing of fruit, the property is also well suited to other uses including warehousing and logistics, as a distribution centre, a bottling facility and packing shed,” he adds.

Colliers says it has recorded almost 1.5 million sqm leased in Q2 2022, for deals that are more than 5000 sqm.

According to its data, the property presents a prize investment opportunity with a record 5.6 per cent increase in national weighted average prime rent for Q2, 2022 year-on-year growth of 13.8 per cent.

“The property is only four kilometres from Mildura, which is currently experiencing unparalleled growth, offering a multitude of value and strategies for future occupancy, repositioning and further development,” Nick says.

The warehouse is strategically positioned with more than 420 metres of frontage onto the Silver City Highway. Colliers adds that the property benefits from excellent connectivity with major road networks and towns at its doorstep, as well as having B-Double truck access.

Colliers says 99 Link Road, Mourqong will be available until Friday September 2, 2022, 4pm (AEST).
