CBRE says one of the last undeveloped sites on the Sunshine Coast has come onto the market, with Expression of Interest campaign closing on Tuesday August 23, 2022, at 4pm.
The Kunda Park property is a 2003 sqm parcel of flat, cleared land on the northern side of Maroochydore Road.
CBRE notes the 486 Maroochydore Road site represents an attractive investor or owner-occupier opportunity within one of the Sunshine Coast’s busiest industrial precincts.
“Because of its prominent position, there is potential for a high-profile building and signage exposure to Maroochydore Road, where more than 20,000 vehicles pass each day,” Glen Grimish, CBRE Sunshine Coast Director, says.
He adds that the site has many potential uses – from hardstand to large format showroom, offices, or a warehouse. He also says the zoning allows for buildings up to 12m in height.
CBRE says the fully fenced and gated site is accessed from the signaled intersection of Maroochydore Road and Pike Street and is situated on the service road which runs parallel with Maroochydore Road.
It is within the Kunda Park industrial estate, a popular ‘medium impact industry’ precinct situated midway between Maroochydore and Bruce Highway, the major thoroughfare for traffic between Brisbane and South East Queensland’s northern coastal markets.
At a time of unprecedented demand for industrial land on the Sunshine Coast, with prime industrial sites tightly held, it is rare that such a property should become available, notes Glen.
CBRE adds that the Sunshine Coast is one of Australia’s fastest growing regions with its population tipped to hit 518,000 by 2041 and its Gross Regional Product to reach $33 billion by 2033.
