Salinger DC&W is managing the lease of a brand new 30,581 sqm distribution centre in Kemps Creek that is complete and ready for an occupier to move in.

The agents are expecting strong interest from major occupiers looking to avoid the 18-month lead time for a new build.

“This rare opportunity is a natural choice for a global business to establish their Sydney headquarters in the heart of Australia’s east coast delivery zone,” says David Black, Director Salinger DC&W.

“The Yards is more than a place to work. It offers an environment that focuses on wellbeing and workplace satisfaction to attract top talent.”

Kemps Creek is a strategic location in Western Sydney with access to key transport hubs and infrastructure, including the M4 and M7 motorways, attracting major occupier commitments from the likes of Toll, FedEx, TTI, Coles and Amazon.

In the context of near record low vacancy rates in Sydney, a brand-new building of this size and scale is a rare opportunity.

Salinger director, David Black, observed that all the hard work had been done, with offices fitted out, forklift charging bays in place and racking available if required.

A comparable facility in today’s market would require an 18-month lead time to design and build and attract a price premium. The facility is located at 10 Buda Street in The Yards, a premium industrial development off Mamre Road at Kemps Creek.

The brand-new distribution centre includes a state of the art 30,000sqm (approximately) warehouse and two offices and a dock office of approximately 581sqm.

The building has all the features big occupiers are looking for with minimum 11 metre clearance and ESFR sprinklers. Access is taken care of with full drive around truck access, a 35-metre super awning, multiple doors and docks and 118 parking spaces.

The Yards has sustainability at the forefront of its design and includes solar power generation, rainwater capture and reuse systems, EV charging bays, secure bicycle parking, end of trip facilities and significant local and native plants in the landscaping.

The development includes a lifestyle precinct which will offer a selection of dining, wellness and health focussed choices to provide opportunities for staff to relax, unwind or refresh after work or during their breaks. The use of greenery throughout the estate provides a natural, stress free and welcoming environment.

Salinger is currently fielding interest from logistics companies and corporate occupiers and seeking to lease the entire facility on a long-term basis.
