Charter Hall Group has secured new lease agreements at its $850 million Light Horse Logistics Hub in Eastern Creek, NSW, bringing the estate to 90 per cent occupancy.
Major food and beverage operators Woolworths, HelloFresh, ALDI and Bidfood have committed to space at the strategically located site.
Developed under the Charter Hall Prime Industrial Fund (CPIF), the hub delivers 180,000 square metres of sustainable, tech-enabled warehousing in Western Sydney. Situated at the intersection of the M4 and M7 motorways, the estate offers tenants streamlined access to national freight networks via the adjacent Light Horse Interchange.
Charter Hall, which manages a $25 billion Industrial & Logistics portfolio, has nearly half of its portfolio dedicated to food and beverage logistics. The latest deals cement its leadership in the sector, including new partnerships with HelloFresh and Bidfood, and the expansion of existing relationships with Woolworths and ALDI.
Woolworths has pre-leased a 93,000 square metre, purpose-built chilled and fresh distribution centre on a 20-year term. Once operational, the facility will handle over 6,000 tonnes of produce daily and is expected to become the largest multi-storey, temperature-controlled distribution centre in the Southern Hemisphere.
Meal-kit provider HelloFresh has commenced operations in a 43,120 square metre warehouse under a 10-year lease, servicing both its own network and brands such as Youfoodz. ALDI has taken a 10-year lease on a 26,830 square metre site, including freezer and ambient space for overflow storage, while Bidfood will occupy a purpose-built 8,580 square metre refrigerated facility on a 15-year lease.
Charter Hall Industrial & Logistics CEO Richard Stacker said the new tenant commitments reflect strong demand for premium logistics space in the Western Sydney market.
“Western Sydney is a burgeoning economic and industrial heartland. We continue to see high demand for quality space, particularly in the food logistics sector,” he said.
Designed with sustainability in mind, Light Horse Logistics Hub is targeting a 5-Star Green Star rating and features timber-built offices, EV charging for each tenancy, public landscaping, and on-site amenities aimed at enhancing tenant wellbeing and reducing environmental impact.
