The NSW Government has approved the first private-sector Master Plan for the Western Sydney Aerotropolis, paving the way for a major new development expected to create nearly 12,500 jobs.
Led by Ingham Property Group, the plan will transform 184 hectares around Badgerys Creek Road into a mixed-use precinct of industrial, commercial, and open green spaces. The project is poised to attract significant local and international investment into Bradfield, Australia’s newest city.
The Master Plan outlines 625,000 square metres of enterprise development, including warehouses, distribution centres, light industry, and a local commercial centre. It also sets aside 45 hectares – twice the size of Barangaroo – for public open space, including three protected riparian corridors and a park for recreation.
The plan was shaped in consultation with Indigenous communities and incorporates “Design with Country” principles to honour the cultural heritage of the Dharug, Dharawal and Gandangara peoples.
NSW Minister for Planning and Public Spaces Paul Scully said the plan represents “another exciting step in the future of Western Sydney,” highlighting the 12,500 jobs it will deliver on the doorstep of the Western Sydney International Airport, which is scheduled to open in 2026.
The Ingham-led proposal forms part of a broader $14 billion pipeline of private development applications within the Aerotropolis, which are projected to generate around 120,000 jobs.
Acting Minister for Western Sydney Courtney Houssos said the plan supports the region’s growth by providing “well-paid, highly-skilled jobs close to where people live,” underpinned by the right infrastructure.
Member for Leppington Nathan Hagarty added that the development reflects the NSW State Government’s commitment to delivering outcomes that support jobs, homes, and infrastructure for Western Sydney communities.
