Colliers has reported the release of one of Perth’s last remaining large-scale industrial land parcels in Bibra Lake, as the city continues to face record-low vacancy and rising land values.
Located at Lots 603–606 Horus Bend, the four adjoining lots total 12,263 sqm and are among the final undeveloped industrial sites in the southern corridor. According to REIWA data, vacant industrial land in the area has recorded annual growth of up to 15 per cent, driven by strong demand and limited supply.
Colliers Industrial & Logistics Executive Benjamin Kepes says demand for well-located industrial and commercial land remains robust, while supply continues to tighten. “Securing a landholding of this size in Bibra Lake isn’t just timely — it reflects the growing scarcity across Perth’s key industrial precincts,” he says.
Situated near Stock Road, Kwinana Freeway and Fremantle Port, Bibra Lake has become a sought-after hub for developers and occupiers. However, large-scale opportunities are increasingly rare, underscoring the competitive conditions in Perth’s industrial property market.
Colliers National Director of Industrial & Logistics Sam Hammond notes that with vacancy rates at historic lows and values climbing steadily, interest from owner-occupiers and investors is expected to be strong.
