Amid low levels of modern warehouse and showroom supply in Brendale, H-CAPITAL has announced plans for a new speculative industrial development at 165 South Pine Road, aimed at increasing available stock in Brisbane’s north.
The DA-approved project will offer flexible tenancies from 130 sqm to 10,000 sqm and is scheduled for completion in September 2026.
Designed by McVeigh Consultants, the development will be delivered on a 30,760 sqm site with approximately 300 metres of frontage to South Pine Road. The estate will comprise multiple buildings ranging from 130 sqm to 6,000 sqm, providing a total building area of 15,905 sqm.
National building materials supplier ATS Building Products has pre-committed to a purpose-built 5,000 sqm facility on the site, which will operate as its major south-east Queensland depot.
Facilities across the development will include up to 12.2-metre ridge heights, container-height roller doors, B-double access, 24/7 operational approval and an onsite café. The design places a strong emphasis on flexibility, exposure and operational efficiency.
H-CAPITAL says the project has been conceived to set a new benchmark for the Brendale precinct.

With vacancy across the Moreton Bay region hovering near record lows and infrastructure investment continuing to support industrial expansion, rents in the Brendale area are currently sitting at around $200 per square metre net.
