A four-storey industrial warehouse development is planned for 101 Keys Road in Moorabbin, marking what developers say will be Victoria’s tallest multi-level strata industrial project.
Known as KEYS101, the development will introduce individually owned industrial units across four levels, a format that remains uncommon in Australia’s industrial property market.
The project will be built on a 16,917sqm site and is expected to deliver approximately 46,722sqm of gross floor area once completed.
Industrial suites within the building will range from 69sqm to 349sqm. The units are expected to be marketed to small businesses, trades, e-commerce operators and investors seeking industrial space in Melbourne’s south-east.
Developer Paul Huggins of Momentum Global Development & Construction says the project reflects growing pressure on industrial land supply in established urban locations.
“Industrial land in this corridor is finite. Going vertical is no longer optional, it’s the future,” Huggins says.
The development is also designed to reduce the land component attached to each strata title compared with traditional single-level industrial assets. According to the developer, this structure may provide land tax advantages for purchasers.
Security and operational services at the facility will be managed by Wilson Security. The company will provide 24-hour monitoring, CCTV coverage and on-site patrols, alongside operational services such as delivery handling and site coordination.
Multi-level warehouses remain relatively rare in Australia, where industrial facilities are typically built as single-level structures. However, land constraints in major metropolitan industrial markets are prompting developers to consider vertical warehouse formats.
“By significantly reducing the land component attached to each title, buyers can achieve land tax savings of 90 per cent or more compared to conventional industrial assets,” Huggins says. “That fundamentally changes the holding cost equation for both owner-occupiers and investors.”
